Installed lighting packages from 2,500 THB
Two Sonoff ZBMINIR2 Zigbee relay points on compatible existing circuits cost 2,500 THB installed. Each additional ZBMINIR2 point in the same project is 1,200 THB. Every point includes the physical relay, standard connectors, installation, pairing, naming and a functional test.
For decorative or rental lighting without wiring changes, four Tapo L530E bulbs installed and configured cost 2,500 THB. Each additional bulb during that visit is 600 THB.
Relays or smart bulbs?
A concealed relay normally preserves an ordinary wall switch, so the light remains convenient for residents and guests. It requires compatible wiring, enough box space and a suitable load. A smart bulb is useful for colour or tunable-white light, but it loses smart control when somebody switches off its wall supply.
Useful lighting automations
- arrival and all-off scenes;
- night lighting at reduced brightness where supported;

- combined lighting, AC and occupancy scenes.
Scenes are agreed, not guessed
We define which circuits participate, the trigger, the delay and the manual override. This prevents a motion or schedule rule from repeatedly switching lights when occupants expect direct control.
What changes the price
The standard price assumes a serviceable existing circuit, accessible box and normal installation height. A missing neutral conductor, shallow or damaged box, multi-way switching, dimming compatibility, new cable, panel work, contactor, high ceiling or decorative repair requires a separate agreed scope.
Manual control and electrical safety
Smart lighting should not force occupants to use a phone for basic operation. We test the wall control as well as the app or dashboard. Relay ratings, LED driver behaviour, earthing and circuit protection are checked where relevant; a small smart relay is not used to control an unsuitable high load.
Hub and network requirements
ZBMINIR2 devices require a compatible Zigbee system, purchased separately if the property does not already have one. Tapo bulbs use Wi-Fi. Coverage and platform compatibility are reviewed before installation, and a network upgrade is not hidden in the lighting price.
