Smart Condo Local Starter — 31,900 THB
The installed package includes Home Assistant Green, a Sonoff Zigbee coordinator and USB extension, two concealed Sonoff lighting relays, two leak sensors, one door sensor, one motion sensor and one BroadLink IR controller with power adapter. It also includes a dashboard, backup and up to three agreed automations.
The package assumes compatible wiring, enough space behind the selected switches, a supported IR appliance and stable existing network coverage.
Practical condo functions
- retain normal wall control while adding phone and scene control;
- switch selected lighting from an arrival, night or away scene;
- send leak alerts from the kitchen, bathroom or water-heater area;
- control a compatible IR air conditioner from one room interface;
- show selected sensor and device status on a local dashboard;
- run agreed Zigbee automations locally when internet access is unavailable.
Clean installation and building constraints
Condo projects often have shallow wall boxes, no neutral conductor at the switch, shared building infrastructure and restrictions on drilling or cable routes. We check these conditions before choosing a relay or replacement switch. New wiring, wall repair and building approvals are not hidden inside the package price.
Manual control remains available
Lighting should continue to work from a familiar wall control. Phone, dashboard and automation are additional interfaces, not the only way to use the apartment. Safety functions of the air conditioner, water heater and electrical protection remain in place.
Remote ownership without unnecessary access
An overseas owner can receive agreed alerts and view selected status without exposing every administrative control to tenants, guests or cleaners. Accounts and dashboards are kept as simple as the operating arrangement allows.
What the package excludes
A smart lock, voice speaker, new router or access point, Nabu Casa subscription, new electrical circuits, neutral wiring, high-load contactors and integration of undocumented cloud devices are separate. We identify compatible additions before giving a separate fixed scope.
Commissioning
- Existing wiring, Wi-Fi and controlled appliances are checked.
- Device locations and the three required automations are agreed.
- The server, Zigbee equipment, relays, sensors and IR control are installed.
- Manual controls, scenes, alerts and restart behaviour are tested.
- The owner receives access, backup and a concise handover.
