The installed package includes a Home Assistant Green server, Sonoff Zigbee coordinator with extension cable, two concealed lighting relays, two BroadLink room IR controllers, two leak sensors, two door/window sensors and one motion sensor. We configure a dashboard, backup and agreed guest, cleaning and empty-property modes.
The price assumes compatible existing wiring, appliances with supported IR controls and usable Wi-Fi coverage. Equipment listed above, standard installation materials, configuration, testing and handover are included.
Useful operating modes

Guest control stays simple
Guests should not need access to the owner’s administration account. Existing wall switches remain usable, and agreed room controls can work without requiring every visitor to install an app. Owner, manager and guest permissions are planned separately where the selected equipment supports them.
What is not included
The starter package does not include a smart lock, booking-platform or calendar API, subscription services, new router, concealed cabling, electrical panel work, pump or pool control, or replacement of incompatible appliances. These items are surveyed and quoted as separate defined scopes.
IR control sends remote-control commands but may not confirm the appliance’s true operating state. We do not promise direct integration with every existing cloud device.
Installation and handover
- We review the property, network, wiring and rental workflow.
- Equipment locations and supported functions are agreed.
- The server, coordinator, sensors, relays and IR controllers are installed.
- Scenes, notifications and manual controls are tested.
- The owner receives the dashboard, backup and operating notes.
Designed for maintainable operation
Device names, room assignments and important dependencies are documented. An automation is not used to bypass appliance safety controls, electrical protection or building rules. Additional villas or condos can be surveyed and priced after the first property establishes the required standard.
