Property maintenance packages in Pattaya help owners choose the right format of regular technical control for a condo, apartment, house, villa or rental property. The basic logic is simple: one scheduled technical visit up to 1 hour costs 2,000 THB. If the property needs more visits or more time for inspection, a higher package is selected.

Maintenance does not replace repair work. It is a regular check of the property condition: water, electrical system, pumps, air conditioners, water heaters, visible leaks, smells, humidity, technical areas and general property condition. Repair work, materials and additional services are quoted separately.

Basic Check — 2,000 THB per month

The basic package is suitable for a condo, apartment, small house or property that needs one scheduled technical inspection per month.

Standard Check is suitable for a house or empty property where one visit per month is not enough. The package is based on two scheduled visits of up to 1 hour each.

The final price depends on the villa size, amount of equipment, swimming pool, rental use, visit frequency and property location.

Rental / Airbnb Care — custom price

For rental properties, the price is calculated individually because the owner may need not only a monthly check, but also checks before guest arrival, after guest check-out and fast reaction to technical problems.

Custom Care — after property inspection

A custom package is needed for large villas, houses with several buildings, properties with a swimming pool, sauna, smart home system, CCTV, complex electrical system, pump equipment or many air conditioners.

The property is inspected first. After that, we prepare a list of zones, equipment and the required maintenance frequency. After approval, the conditions can be fixed in a maintenance contract.
