Plans start from 2,000 THB per month for a smaller property with one scheduled visit of up to one hour and a photo report. The maintenance scope is agreed for the actual property. Visits, systems, reporting and exclusions are documented before a recurring plan begins.

The Basic Check is 2,000 THB per month and is intended for a smaller or simpler property. Standard Check is 4,000 THB per month, Extended Check is 6,000 THB per month, and Villa Care starts from 8,000 THB per month. Higher plans provide more visit time, frequency or technical coverage; they do not include unlimited repair work.
The appropriate plan depends on the size of the property, number of technical areas, pools, pumps, AC units, occupancy and required reporting. Rental properties and unusual schedules are quoted after the operating process is reviewed.
An agreed checklist can cover visible water leaks, accessible plumbing connections, electrical warning signs, selected lights and sockets, pumps, water pressure, water heaters, selected AC controls, equipment areas, odours, humidity and general property condition. Inspection is visual and functional within safe access unless measurements are separately included.
The checklist is property-specific. A condo may require a compact unit inspection, while a villa with a pool, several pumps and outdoor equipment may need longer visits or a dedicated Villa Care plan.
Observed issues are recorded with photos and priorities. A report distinguishes monitoring items, recommended maintenance, diagnostic work and urgent conditions. Repeated reports create a practical history, allowing the owner to see whether corrosion, a small leak, unusual noise or equipment warning is stable or getting worse.
The first review establishes the condition of accessible systems and records known defects before recurring visits begin. Existing problems are not represented as newly discovered faults, and the owner can decide which items should be monitored, diagnosed or repaired first.
Regular maintenance does not automatically include parts, repair labour, deep cleaning or specialist work. Additional scope is explained before work is authorised.
Remote owners can receive consistent reports and approve work through an agreed contact process. Access instructions, local contacts and spending authority should be documented in advance. Maintenance is not security guarding, tenancy management or legal property management.
